Early check in requires additional fees which must be paid prior to arrival at property, and can only be accommodated if there isn't another check out that same day. Additional fee of $75 if check out after 10 a.m., on days where there is a same day check in.

IDS- After your booking is confirmed, please submit a copy of your ID via the AIRBNB messaging portal. Even though we set up the system for AIRBNB to collect your ID, they don't forward the ID to us and we have to collect it from you ourselves. If you have not submitted your ID, a reminder message will be sent to you as well to do so.

ADDITIONAL RULES:

• Please always keep our cabin clean and sanitary - cabin should be returned in a similar condition as when you checked in (organized)

• Guest acknowledges that use of this home and amenities including but not limited to the hot tub, balconies, chairs, appliances, beds, bunk beds, inflatable mattresses, and toys which may have potential risks if improperly used, particularly in regards to children and such use is entirely at the guest(s) own risk and responsibility. (IF APPLICABLE, DO NOT SIT ON HOT TUB COVER. Doing so will result in a $600 damage fee.

The EXTERIOR of the property is under surveillance and records 24/7. There are NO INSIDE CAMERAS. Repositioning cameras and/or destruction of property is grounds for immediate removal from the grounds.

• It is particularly important that children are always supervised in and outside the cabin. Please exercise care as to your personal safety, and the safety of your companions as we do not accept any liability during your vacation.

• Please be mindful of excessive noise after 11 p.m. You are required to abide by the county’s guidelines. Any violation that causes the police to be dispatched or code enforcement to file a complaint will automatically forfeit the guest’s security deposit.

• Guest is required to pay a security deposit which is 100% refundable. The deposit is released 14 days after checkout based on compliance of this agreement.

• Smoking INSIDE cabin, illegal drugs or other illegal activities ARE NOT permitted. If you smoke OUTSIDE, please be sure to turn off cigarette butts to prevent forest fires (please turn off in a container with water). If guest smokes inside or brings illegal drugs into the cabin, the entire group will be evicted, and guest will forfeit the security deposit and payment for stay.

If it is determined that a guest has smoked in cabin at $500 fee will be accessed for a complete fumigation service.

• If guest removes any items from the home please return them by checkout time. Everything is inventoried and if any property is found to be missing or damaged, it may be deducted from the security deposit. And if there are additional charges, you will be invoiced for the difference. If guest accidentally breaks or loses something, please notify us prior to checkout.

• Any locked cabinets, closets and compartments are not for guest access and the contents therein are for owner and rental agent use and access only, violation of this policy will trigger forfeiture of guest security deposit.

• Guest will give owner or rental agent the right to enter the cabin at reasonable times and with reasonable advanced notice for the purpose of inspection and/or repairs. If owner or rental agent has a reasonable belief that there is an urgent repair, imminent danger to any guest or property, owner or rental agent may enter the cabin without advanced notice.

• Guest agrees that all personal property, furnishings and other items brought into the home by guest or their permitted guest and visitors shall be at the sole risk of the guest with regards to any theft, damage, destruction or other loss and owner shall not be responsible or liable for any reason whatsoever

• Under no circumstances will Fraternities and Sororities be allowed in the property.

• The primary renter must be a minimum age of 25 years or older to rent this cabin. Guests may have a maximum of 20 guests at the standard nightly rate.

Please note this is the country; there are bears, insects, raccoons, turkeys, and the occasional country mouse. The house is serviced monthly for pest control but we are in the country! Please do your part by not leaving food out for wildlife, nor leaving open food containers in the house. This will assist us in keeping the house insect and rodent free. Do NOT feed the bears as you will also endanger them!

PET POLICY

WELL BEHAVED NON-DESTRUCTIVE MATURE pets are welcome at our property. NOT ALLOWED:

• Puppies

• Cats (due to allergies)

• Reptiles

• Birds OUT OF CAGES

You know your pets better than anyone and ask you to exercise sound judgement when bringing them on our property. We love pets but please keep them OFF the BEDS and OFF ALL FURNITURE (no exceptions!!). Pets are not allowed in bedrooms.

Your pets are welcome to roam our lovely huge yard but keep in mind we have bears and wild life who regularly visit our cabin. You will be responsible for any damage caused by your pet, no exceptions!!

We CANNOT accept destructive pets of any kind who regularly chew or damage furniture as we have invested in high end furnishings and would definitely like to keep our cabin in beautiful shape for all of our guests. If your pets have a tendency to potty on floors, they will need to be caged or kept outside to prevent damaging our hardwood floors. We do provide for 2 pet cages if needed for pet stays.

Please note is a $500 PET FEE as the cabin will need to undergo a deep cleaning upon your departure. This is invoiced separately.

You will be responsible for ALL DAMAGE caused by your pets. If it is found your pet(s) have caused any damage to our cabin and its furnishings you will be responsible for reimbursing us for the costs of repairs and replacement of damage caused. Additionally, you will forfeit your security deposit.

You are responsible for adhering to local laws with regards to pets, including observing leash laws. We are NOT responsible for injuries to your pets while on our property and by agreeing to stay with us you are indemnifying us from any claims, lawsuits and legal action that might otherwise be brought against us.

LIABILITY WAIVER

Vacation Rental Liability Waiver

I, the individual confirming this booking along with all guests using the property (“Releasors”), a visitor(s) to and short term vacation renter(s), acknowledge that I/we am/are informed and aware that:

There is a pool and/or spa on the property which poses a risk to any and all guests on the property. I /we also understand and acknowledge that the use of other equipment (including recreational equipment) and facilities provided by Owner or Fakih Real Estate, LLC and participation in outdoor activities, involves risks including, but not limited to the following: risk of property damage, bodily injury, including, but not limited to permanent disability, paralysis, and possibly death. These risks may result from a variety of circumstances including, but not limited to, the use or misuse of the equipment or facilities, from the activity itself, from the acts of myself or others, or from the unavailability of emergency medical care.

There is no fence around the spa.

HOT TUBS: Hot tubs are not guaranteed to sustain any constant temperature. Please note that hot tub temperatures vary due to certain circumstances, including but not limited to: wind, rain, low temperatures, storms, sand, fungus or algae caused by extreme temperatures, excessive use or contamination by Guests. There shall be no compensation for any loss of use. Any damage to the spa caused by Guest and any other persons on Property during the agreed upon Rental Period, including but not limited to: broken glass or other items introduced into the spa, contamination of the water, damage to the automatic cleaners or equipment, or excessive loss of water will result in charges to the Guest for correction of the problem.

SPA Shut Off: When and if the spa is used, Guest will be responsible for turning on and shutting off the spa. Failure to shut off the heater for the Spa may result in an excessive utility bill, which may be charged to the Guest’s Deposit. Guest understands spa must be covered when not in use.

I am also aware that my stay at the Property involves risks that may result in serious bodily injury and/or death. Some of the risks include, but are not limited to, drowning, slips, trips, falls, cuts, adverse weather conditions, the acts or omissions of guests or visitors on the Property during my stay, and the condition of the Property. I understand that the description of the risks in this Release of Liability, Waiver of Claims and Assumption of Risk (the “Document”) is not complete and that other risks or events that are known or unknown, anticipated or unanticipated may result in serious bodily injury and or/death.

In consideration of being permitted to rent and stay at the Property, I agree on my own behalf and on behalf of my family and guests and on behalf of my children and all minors in my care, custody or control (hereafter also included in “I” or “my”) to assume full responsibility for the risks identified herein and those risks not specifically identified. I hereby release from liability and waive any and all claims that I have or may have in the future against Fakih Real Estate, LLC and its members, principals, agents, officers, employees, and representatives (collectively “Releasees”) as well as the landlord/owner of the Property.

I agree to fully and forever release and discharge, and not to sue Releasees for any injuries or damages, including property damage that may result from arise out of or be related in any way to my rental and stay at the Property. If any portion of this Document shall be declared unenforceable for any reason, the unenforceable portion shall be considered severed from the Document and the remainder of the Document shall not be affected and shall be valid and enforceable to the fullest extent permitted by law.

By booking this cabin, I assume all risk, and take full responsibility and waive any claims of personal injury, death or damage to personal property associated with activities and events during or related to the stay in the subject property.

I ACKNOWLEDGE THAT I HAVE READ THIS ENTIRE DOCUMENT AND THAT I UNDERSTAND ITS TERMS AND AGREE TO BE BOUND BY THEM. I UNDERSTAND THAT THE EFFECT OF THIS DOCUMENT IS THAT I AM RELEASING LIABILITY AND WAIVING MY RIGHT TO SUE RELEASEES AND I AM ASSUMING RISK FOR MATTERS RESULTING FROM, ARISING OUT OF OR RELATING IN ANY WAY TO MY RENTAL AND STAY AT THE PROPERTY, INCLUDING BUT NOT LIMITED TO PERSONAL INJURY, DEATH AND PROPERTY DAMAGE. I ACKNOWLEDGE THAT THIS DOCUMENT APPLIES EVEN IF RELEASEES MAY BE NEGLIGENT IN WHOLE OR PART. I UNDERSTAND THAT THIS DOCUMENT APPLIES TO AND SHALL BE EFFECTIVE AND BINDING UPON ME, MY HEIRS, ASSIGNS, PERSONAL REPRESENTATIVE, ESTATE, AND ALL MEMBERS OF MY FAMILY, MINORS, AND OTHERS IN MY CARE, CUSTODY OR CONTROL.
